First-freeze roof access planner
Use this for scheduling and notes only. Do not climb on the roof, especially during frost, ice, wind, or wet conditions. Ground-level photos and interior notes are enough for a pre-call.
Priority guide
Do not wait on safety issues
Active water near electrical fixtures, ceiling bulges, unsafe interiors, ice/frost roof conditions, or blocked commercial drains require property safety procedures first.
Good inspection-call fit before freeze
New stains after hail/wind, roof drain concerns before freeze-thaw, HOA/vendor access planning, remote/vacant buildings, and repeated tenant leak notes.
Safe prep list
- Collect interior photos and ground-level exterior photos only.
- Write down first noticed date, room/unit, and whether the stain is growing.
- Confirm gate, roof hatch, parking, pets, tenant notice, and site-contact details.
- Hold private insurance documents outside anonymous forms.
No insurance coverage, claim outcome, or roof replacement is promised. Not public-adjuster, legal, or insurance advice.
